This multi-stage $2 billion urban village encompasses a diverse collection of over 2,000 residential opportunities, parklands, a shopping centre, and extensive retail spaces, restaurants and entertainment areas. As one of Sydney’s iconic green buildings and newest downtown destinations, the project required waterproofing solutions across more than 20,000m² that could meet both performance demands and environmental objectives.

The Project
Project Details
The Jewel represents Australia’s largest beachfront mixed-use development and the first absolute beachfront project on the Gold Coast in over three decades. Located on Old Burleigh Road in Broadbeach, this landmark three-tower development comprises a three-level podium, a six-star hotel with 171 suites, and 512 luxury apartments and premium residences ranging from one to three bedrooms. The development includes three levels of basement parking accommodating 816 vehicles, requiring extensive waterproofing solutions across more than 15,000m² to protect below-grade structures in a coastal environment.
To meet the highest performance and sustainability standards, the project focused on:
- Protecting extensive basement parking structures from water ingress in an absolute beachfront location with elevated groundwater and salt exposure
- Delivering environmentally responsible waterproofing solutions that support the project’s luxury positioning and long-term performance requirements
- Ensuring reliable blind-side waterproofing capable of forming continuous bonds with structural concrete across complex below-grade geometries
Envirosystems Solution
Envirosystems was selected to supply environmentally responsible waterproofing solutions for The Jewel, with multiple Envirosystems products used across the 15,000m² project.
The primary solution deployed was Enviro BSM, a pre-applied composite HDPE sheet membrane system designed specifically for blind-side waterproofing of concrete slabs and walls in below-grade applications.
Enviro BSM comprises three integrated layers: a heavy-duty HDPE layer providing core waterproofing integrity, a pressure-sensitive reactive adhesion layer that activates during concrete placement to form a continuous bond with structural concrete, and a trafficable protective layer that shields the membrane during steel-fixing operations prior to concrete casting.
When applied systematically, this complete solution delivers versatile and innovative waterproofing protection for complex below-grade structures, particularly suited to the demanding coastal conditions and scale of The Jewel development.
